Green Valley Business Park
Available Lots and Pricing
Green Valley Business Park lots are priced based upon the cost of the
development, meaning that we have tracked all of our expenditures relating
to land purchase, engineering, and the extension of infrastructure (streets,
water, sewer, natural gas). The lot price includes everything -- no
special taxes are applied to the lot price. However, there are hook
up fees associated with the rural water and sewer districts (outlined
in the "Development Process"); these fees are charged to most
residences and businesses in the area.
Thus, the cost of developing Phase 2 of the park during 2001 was about
$31,700 per net acre of developable ground. There are extensive drainage
easements within some of the Phase 2 lots-we did not include these areas
as "priceable" land.
All prices are for buildable acres.
