Green Valley Business Park Zoning Requirements
PROHIBITED
USES:
| |
No site or lot shall be used for any purpose which
is considered by the Declarant to be incompatible with other uses
existing within the Subdivision, Phase I or which constitutes a
danger or nuisance, or is obnoxious or injurious by reason of the
production or emission of dust, smoke, refuse matter, odor, gas,
fumes, noise, vibration, or similar substance or conditions. Furthermore,
the following specific uses are prohibited: residential dwellings
of any kind; churches or religious institutions; hospitals; auto
wrecking or salvage operations and junk yards. There are rules concerning
waste/wash water - the sewer district should be contacted. |
OUTDOOR
ADVERTISING SIGNS:

New sign regulations are being developed specifically
for the Green Valley Business Park; clients of the park are advised
not to make decisions concerning outdoor signage until these new
regulations are finalized. |
TYPE
OF BUILDING CONSTRUCTION ALLOWED:

Along Green Valley Road residential design structures,
at a minimum, utilizing a pitched roof with wood, composition, or
attractively design standing seam materials with residential material
siding and low intensity outside lighting only are permitted. All
other buildings must be constructed of new or restored materials
and coordinated color scheme that is not excessively different from
surrounding commercial uses. Accessory buildings shall incorporate
essentially the same color scheme as the principal structure. Open,
pole-type structures are not permitted. |
SETBACKS:

Front and side yard setbacks shall be as drawn on
the officially recorded plat and entirely devoted to landscaping
except for parking and related drives. Said parking shall be set
back at least 20 feet from front and side property line. Rear setbacks
shall be as drawn on the officially recorded plat. |
INTENSITY
OF USE:

Each principal building or use shall be located upon
property containing a minimum of one (1) acre in area. |
BUILDING
HEIGHT REGULATIONS:

No structure shall exceed thirty eight (38) feet in
height or two stories, above the average grade of the property. |
LAND
COVERAGE:
| |
No building or structure may be erected, altered or
used to cover more than fifty (50) percent of the total ground area
of the lot or lots. Structures must not be placed in any easements,
but gravel and fencing can extend to the rear or side property lines
- although the easements could be utilized for utilities in the
future forcing the removal of items from the property line. |
MATERIALS
AND EQUIPMENT STORAGE YARDS:

Any outdoor storage must be screened by a fence, a
minimum of 8 feet in height, constructed of wood, masonry, combination
earth-berm-and-shrubbery, or chain link-and-lath materials. All
fences must be located at least 2 feet from adjacent property line
and/or utility easements. For those properties along Green Valley
Road the storage yards are to be enclosed only by fences made from
concrete, masonry, or wood construction. |
PARKING:

No on-street parking is allowed. Any vehicles used
in conjunction with the business or industry must be parked in a
separate parking lot to the rear of the building. There are minimum
parking requirements that are contingent upon use - the Pott. Co.
Planning and Zoning Office should be contacted. |
LOTS
AND DRIVES:

All parking, drives, and entrances must be surfaced
with asphalt or concrete, except for those lots at the rear of the
building used for the storage of vehicles. Lot entrances must be
on grade with existing main roads. A seeded and landscaped area,
that is a minimum of 12' wide, must separate all paved areas from
the main road. Surfacing for the non-parking buildable areas of
the lot can be gravel, to the side and rear property lines. |
